Responsibilities

• Review daily work order and service call reports and respond to tenant service requests, ensuring the team provides a high standard of customer service
• Handle on-the-job problems, concerns, and complaints in a timely and professional manner
• Supervise Building Operations team and contracted staff, ensuring adherence to company policies and procedures, quality control, professional appearance, training, and overall performance
• Lead regular team meetings to maximize engagement and accomplish objectives
• Coordinate and oversee third party contractors to ensure specification standards are adhered to in accordance with contract provisions and safety practices.
• Document inspections and provide action planning for deficiencies
• Ensure the property and buildings are maintained in a first-class manner, including first impressions of curb appeal, aesthetics, safety hazards, the welfare of the property
• Manage energy and utility consumption, providing detailed utility tracking, monthly analysis of meter readings, the buildings sub metering program and meter re-certifications
• Assist with implementing the corporate occupational health and safety program
• Oversee environmental assessments and ensure reporting requirements are fully met along with targeted corrective actions
• Manage the oversight of preventive maintenance, including building control systems (BAS), energy management system, fire alarm system, lighting control, tenant utility sub metering systems, and CCTV security systems in addition to unscheduled repairs
• Ensure sound curtain wall, structural and roof maintenance is reported and reported accordingly
• Conduct insurance and risk management inspections, remedial actions and reports • Document and record daily/weekly logs, incident reports, and life cycle forecasting reports of building equipment
• Liaise with regulatory or civic authorities as required
• Must be available for on-call/standby and emergency call-out as required
• Must be able to lift 40 pounds and go up on ladder if required
• Other building operations and maintenance related duties as assigned

Experience and Qualifications

• 3+ years' experience in a commercial, retail, or hospitality setting with direct supervisory experience. Comprehensive understanding of building operations in all areas of mechanical, fire and safety, electrical and HVAC systems
• Champion the HVAC management including filter replacements and RTU replacement planning and maintenance
• Post-secondary related courses or Fifth Class Power Engineering is preferred. WHMIS and First Aid training
• Basic understanding of financial reports, budget planning and forecasting, procurement
• Intermediate skills in Microsoft Office (Excel, Word and Outlook)
• Ability to read construction drawings with general knowledge of building envelope/construction
• Strong organizational, planning and time management skills
• Excellent analytical and creative problem-solving skills with the ability to solve problems and achieve goals using facts and sound reasoning
• Strong oral and written communication skills
• Self-motivated team player who is committed to personal growth and ethical integrity
• Ability to allocate and prioritize time effectively and manage multiple demands with tight deadlines. Work under pressure and achieve quality results
• Work environment requires moderate physical effort with the ability to operate in high levels of stress during emergency situations
• Work may require repairs or maintenance in inclement or uncomfortable weather-related conditions
